Holiday
Rental
The booking party has the right to occupy the property for the purpose of a
holiday and for no other purpose (within the meaning of Schedule 1, Paragraph 9
of the Housing Act 1988).
Deposit
If a booking is made eight weeks or more before the holiday is due to start, a
deposit of one third of the rent is payable at the time of booking.
If a booking is made less than eight weeks before the holiday is due to start,
the full rent (plus any additional charges) must be paid at the time of the
booking.
Final Payment
The balance of the rent is due eight weeks before the start of the rental
period. If payment is not received by that date, then the booking party will
lose their booking and the deposit will be forfeit.
Arrival and
Departure
The rental period commences at 3.00pm on the first day of the rental period and
terminates at 10.00am on the final day of the rental period. Any variations to
this policy must be agreed in advance and is at the discretion of the owners.
Changing a
Booking
The dates of the rental period may be changed at the discretion of the Owners
and provided the new dates are available.
Cancellation
The full rent, less a £15.00 administration charge will be refunded in the event
of cancellation due to death, injury, illness, or a summons for jury service
affecting any member of the booking party, which reasonably prevents them from
being able to take up the rental period.
If a member of the booking party wishes to cancel the holiday under the terms of
the paragraph above, they must provide the cancellation notice within seven days
of them becoming aware that they cannot take up the rental period.
Obligations
of the Booking Party
Any member of each booking party is expected to:
- pay for any losses or damage to
the property (excluding reasonable wear and tear)
- take good care of the property and
leave it in a clean and tidy condition at the end of the rental period.
(Unless otherwise agreed, a cleaning service is not provided during the
rental period)
- not to exceed occupancy by more
people than stipulated in the original booking
- not to cause an annoyance or
become a nuisance to occupants of adjoining properties or premises.
Should the owner of the
rental property be unhappy with the condition in which their property is left
upon departure, they reserve the right to decline future bookings from any or
all members of the booking party concerned.
Pets

Linen
A change of linen is provided between different booking parties and weekly
during occupancy by the same booking party.
Bed linen, bath towels,
hand towels, flannels, tea towels and tablecloths are all provided. They must
not be removed from the rental property. All members of the booking party must
provide their own towels for use outside of the rental property, such as on
local beaches.
